The Buying Process
Whether buying a home for you and your family to live in, or as an investment, our local experts will support you through the process and explain all the different options available to you.
To buy your next home you may need to sell your current property and will want to know how much it could be worth. Book a free market appraisal with Town Property today for our recommendation on how to achieve the best price for your property.
Getting Your Finances in Place
Before you begin your property search, it is generally advisable to arrange your finances and, if required, have a mortgage agreed in principle. Town Financial can help you with this. Having your finances in place will confirm how much money you will have to fund the purchase, which will ultimately influence your property search.
The Property Search
There will be many points regarding the home and the area that are personal to you, but it's certainly worth narrowing things down as much as possible before you embark on your viewings. At Town Property, we take the time to listen and fully understand your unique requirements to ensure that we only inform you of properties that will be of interest to you.
Making an Offer
Once you have found a suitable home, it's time to make an offer. We will put your offer forward to the vendor both verbally and in writing stating any special conditions of the offer.
Exchange of Contracts
Exchange of contracts occurs when all enquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) is paid and a completion date is set.
Completion is when the residual monies (usually 90%) are transferred from your solicitor to the seller's solicitor's account. Town Property will release the keys once the money has cleared. This is your moving day!
When buying a property, we will work with you to make the entire purchase process as easy as possible.
